AGENCY  DISCLOSURE

Applicant(s) acknowledges that Jo Adams Properties and all licensees associated with Jo Adams Properties are the exclusive agents of the Owner/Landlord and that it is the Owner/Landlord who employed them, whom they represent and the agents primary duty is promote the interests of the Owner/Landlord.  Applicant(s) acknowledges that before eliciting or receiving information from the applicant(s), the firm has disclosed that the managing firm represents the Owner/Landlord.

 

 

REQUIREMENTS FOR RENTAL APPLICATION APPROVAL

Jo Adams Properties, on behalf of the owner reviews these areas of the completed application:

CREDIT REPORT & CRIMINAL HISTORY

RENTAL HISTORY

ABILITY TO PAY RENT

The following requirements are required for your rental application to be approved:

1. Valid ID with a photo and current address.

2. Established credit or rental history in good standing and no felonies.

                       3. Three (3) times the monthly rental rate in verifiable gross income.               

(example: pay stubs, tax returns, letter of verifiable income by financial institution.)

4. Guarantors/Co-signers, in some cases, may be used in case of little or no rental history or lack of stable income.

 

APPLICATION FEES:

$20 per adult 18 yrs. or older.  

Apply in person or online via credit or debit card.

If you have derogatory items on your rental application report,  please be prepared to pay a higher security deposit (up to two (2) times the monthly rent) or provide a guarantor.

Print blank application and return completed application with above listed items and payment in the form of Certified Funds: Cashier's Check or Money Order in person, via secure slot in the door or mail to:

If approved, the deposit will be required within two days to hold the property for up to fourteen (14) days.
